Plans approved for almost 300 new homes in Thamesmead

A planning application for the third phase of Southmere Village, Thamesmead, formerly known as the Tavey Bridge Estate, made famous as the setting of Stanley Kubrick's film 'A Clockwork Orange' has been given the go-ahead by planners.

Gallions Housing will develop the new £55m urban quarter For Thamesmead, designed by PRP, which will deliver four contemporary new buildings comprising 296 new homes across a variety of dwelling types and tenures, a new library and four retail units with a community square at its heart linking back to Southmere Lake.

Ian Beckett, director of development and regeneration at Gallions Housing, commented: "We are delighted that phase three has been approved. This will have a positive impact on the regeneration of Thamesmead and residents who live in the area."

The vision for Southmere Village is to create a sustainable, safe and attractive community that is integrated with surrounding neighbourhoods through improved open space and attractive, sustainable homes, including affordable homes.

The community square is a significant new public provision at the heart of the development; a new Library for Bexley overlooks this open space and is situated directly beside Southmere Lake. Southmere Village Phase three, which is being part funded by the HCA, will start in the next few weeks, with completion scheduled for March 2015.

Phase one was completed in 2007 and consisted of the refurbishment of 96 homes and demolition of 18 empty homes. Phase two of the project was completed 2011, which developed 94 social rented homes and 35 homes for market sale. The regeneration is part of the wider South Thamesmead Regeneration Framework to transform the area.

Brendan Kilpatrick, director at PRP, added: "The proposed redevelopment of the Tavy Bridge Estate is a landmark regeneration project. The new design promotes a sense of safety and community for the local residents with well overlooked and quality public realm spaces."
