Focus on Battersea and Nine Elms - part two

While 2013 has started tragically with a fatal helicopter crash, Battersea and Nine Elms have a lot to be positive about this year. Three quarters of the initial phase of 800 new properties at the Battersea Power Station development Circus West were snapped up in what is thought to be record time for London. With people queuing early in the morning for their slice of the landmark development, 600 buyers signed up on day one with £2,500 booking fee immediately and 10% of the purchase price within four weeks.

However, the transformation of one of the city's icons, where properties range from £343,000 for a studio to £6m for a penthouse, is only one part of the massive regeneration project that is currently underway in SW11.

Nine Elms on the Southbank will offer 16,000 new homes and a new town centre will be built around the redeveloped power station. With two new tube stations being created and a new park, around £1bn is being spent on infrastructure for the area. Planning permission for the regeneration of New Covent Garden Market was granted in June and planning consent has also been granted for Spring Mews - a mixed-use site with a community centre and café, 120-bed hotel, business and studio space, a food store and student accommodation.

Here are our second set of developments in the area:

Embassy Gardens

Embassy Gardens, which will be situated close to the new

American Embassy planned for the area, currently has two- and three-bedroom riverside apartments available from between £710,000 to £2,500,000. Ballymore, the developer, sold off five acres of land for the US Embassy in 2008.

Marco Polo House

Marco Polo House regeneration will see the existing building replaced with 456 new, highquality,
sustainable homes ranging from one - to three-bedrooms. The housing will be private and
affordable along with commercial floorspace, 213 parking spaces and 607 bicycle spaces. There will be a new pedestrian link through the site along with other public spaces and a children's play area.

Riverlight

Riverlight by St James is in the heart of the Nine Elms area and will include an exclusive collection of suites, one-, two- and three-bedroom apartments and penthouses. The development is due to launch in spring 2013.

The Twoer, One

The Tower, One St George Wharf will be one of Europe's tallest residential towers once completed. With a show apartment open, The Platinum Collection, on floors 32 - 44 will offer customers the opportunity to acquire suites allowing 360-degree views of the capital city. There is also a unique collection of two duplex penthouses situated on the pinnacle levels of The Tower. The City & Royal Parks Penthouses are located at the height of luxury on levels 46 & 47.
