With the Edinburgh Festival now in full swing, the capital is buzzing and for those deciding they'd like to live in the city, housebuilders have a host of new-build properties on the market. Just as the Festival Fringe has something for everyone, house-hunters looking for a new home in Edinburgh will be hard pushed not to find something to suit them.

Melior Green is a Queensberry Properties development of 21 one- and two-bedroom apartments in the Inch area, near Cameron Toll shopping centre. Prices here start from £115,000 and a range of incentives including shared equity is available on selected plots. The development isn't far from the city centre and is also close to the Edinburgh Royal Infirmary, making it ideal for young professionals. Fully fitted kitchens with integrated appliances will appeal to first-time buyers, while en suites add a touch of luxury to some of the apartments.

The latest phase is being released at Taylor Wimpey's Pinkhill Corstorphine development of stylish one- and two-bedroom apartments in the west of the city. These homes are sure to appeal to first-time buyers as prices start from £145,000. Costorphine is a popular area with its own high street and a variety of pubs and restaurants. The Gyle shopping centre is also nearby and the city centre can be easily reached within around ten minutes. The development overlooks the Carrick Knowe golf course, affording excellent views to many of the properties.

AMA Homes has taken two Victorian villas and their annexe buildings and transformed them into four contemporary family homes at Craigmillar Park. Many of the original features have been retained or restored and AMA's modern specification means these homes have everything you'd expect from a 21st-century property. Prices start from £795,000 and benefits include a drawing room, family room, study and private gardens. These new homes are located in the Newington area, which is well sought-after and is only around three miles from the city centre.

An impressive collection of one-, two- and three-bedroom apartments and two- and three-bedroom houses is available at Cruden Homes' Evolution development in Gracemount. A range of incentives is on offer at the development, including shared equity, which brings the price of a one-bedroom apartment with open-plan living and dining area, separate kitchen and fitted wardrobes to £104,250. At the opposite end of the scale, £169,500 will buy a terraced home with living room, kitchen/dining area, utility room, a master bedroom with en suite and two further bedrooms.
