Olympic village to rival London’s top neighbourhoods in 2013

The East Village, Stratford’s new Olympic Park neighbourhood E20, is destined to be one of the city’s hotspots when new homes are launched in the area according to research by the Centre for Economics and Business Research (Cebr). The East Village will be ready for occupancy next year and will provide 2,800 properties. Around half of these will be affordable new homes, and the remainder will be available for private rent. The study looks at the features that will be offered in London’s newest postcode and compares them with the other areas in the city. It found that E20 will rival some high-regarded areas in the city.
 
The London Residential Fundamentals Index concludes that the combination of transport links, quality of life, local services, and access to employment opportunities in E20 rivals such well-established and desirable north and west London districts as Highbury and Hammersmith.

It’ll be well connected with trains into St Pancras taking only six minutes, to the City 10 minutes, Canary Wharf 12 minutes, and the West End in 20 minutes. This will also be complemented by how close Westfield Stratford City and the International Quarter, a new commercial hub within the E20 postcode itself, are to the development.

The study also showed there will be vast areas of outdoor space with each property in East Village having access to both private balconies and communal courtyards, as well as being surrounded by public gardens, an orchard and wetland area. There will also be world-class sporting facilities on their doorstep, the new Chobham Academy (part of the renowned Harris Federation), and medical facilities. The community will be further supported by around 30 neighbourhood cafes, restaurants and shops.

Cebr analyst Osman Ismail says: "This much-maligned corner of east London, neglected for decades, is set to become a success story. The regeneration associated with the Olympic Games will soon give rise to one of London's most exciting residential areas.

 "It's an outstanding living environment, contributing much to the broader regeneration of east London. Our prediction is that E20, and East Village in particular, will be a highly desirable place to live.
"The neighbourhood will suit a range of needs: families who want more space, professionals who want a safe and desirable place to live, and key workers and ex-servicepersonnel who want high-quality homes in a thriving area.

"Our research indicates that, based on its unique combination of assets, E20 will competewith the likes of Hammersmith and Highbury, and offer its residents far more than many established London hot-spots."

Central London, EC, came top with 9.04 out of 10, followed by Mid-town, WC, at 8.45 and Camden, NW1, at 7.67. Highbury, N5, got 7.22 while the East Village, E20, came fifth with 6.92 and bear Hammersmith, Isle of Dogs, Shepherds Bush, Bow, Stratford and Plaistow.
