Incorporating some of Yorkshire's key towns and cities, including Sheffield, Barnsley, Doncaster and Rotherham, South Yorkshire gives buyers a good choice of both urban and rural developments - many of which are currently offering great incentives and purchase assistance schemes.

Urban living

In Doncaster, the government-backed Help To Buy initiative is available at David Wilson Homes'Serenity @ Lakeside development - helping buyers purchase a new-build home with as little as a 4% deposit. Incorporating a range of two-, three- and four-bedroom homes priced from £132,995 To £273,995, these homes are located in a popular area with a superb range of amenities, including the Frenchgate Shopping Centre. Suiting families with a variety of budgets, Serenity is a ten-minute drive from Doncaster city centre, and benefits from excellent transport links, including the M18 and A1, placing Sheffield and Leeds within an hour's drive.

In the residential community of Stairfoot in Barnsley, Barratt Homes has created Hoyle Grange, a range of three- and four-bedroom properties available from £144,995. The Trans Pennine Trail passes just behind the development, while town centre amenities are just two miles away. A bus stop offering direct services to Doncaster and Barnsley town centre is within easy walking distance, and buyers will be given a free travel pass for one year covering the bus, train and tram around South Yorkshire. Several schools lie within two or three miles of the development, while for family days out there's Cawthorne park, Worsbrough Mill and Country Park.

Village life

In the village of Goldthorpe, Ben Bailey has a collection of two-, three-, four- and five-bedroom homes in 13 different house styles at Summervale - all designed with modern family living in mind. Featuring apartments, townhouses and detached executive homes, this development looks set to have a broad appeal. There are primary and secondary schools nearby, and for commuters the village has good transport links - with the A1 and Doncaster 15 minutes to the east, and the M1 to the west. A range of special offers are available at this development, including Ben Bailey Homes' Easy Mover scheme and Part Exchange.

For buyers with an existing house to sell, Barratt's Parkside Gardens in the village of Brinsworth has Part Exchange available on selected plots. This collection of one-, three- and four-bedroom homes features designs that are based on the findings of a major piece of market research carried out by Barratt to discover what buyers really want in a new home. Available from £99,995, many properties enjoy unspoilt views over surrounding fields, yet there are several schools nearby, the centre of Rotherham is only a couple of miles away, and the city of Sheffield is an easy nine-mile drive away.

Rural life

In the small hamlet of Millhouse Green, just outside the rural market town of Penistone, Charles Church Developments has created a collection of three- and four-bedroom detached and semi-detached homes at Woods Head, priced from £159,950. Several purchase assistance schemes are available on selected plots, including NewBuy, Help To Buy and Part Exchange. With the Pennines as its stunning backdrop, this development has proved very popular - with just three plots now remaining. Ideal for families who enjoy spending time outdoors, these homes also offer commuter convenience - with excellent road links to the nearby cities of Sheffield, Leeds and Manchester, and access to the national rail network via nearby Penistone station.
