Developer St Modwen has submitted a detailed planning application to Stratford-upon-Avon District Council for its proposals for the central hub of a development set to transform an ex-Ministry of Defence site in Long Marston, Warwickshire.
The 470-acre development is planned to delivered hundreds of new homes (in partnership with Persimmon Homes) as well as a host of community and leisure facilities for residents and holidaymakers, together with retail and other employment opportunities.
The first phase comprises 284 new homes, 14 allotments, community hall and shop, sports pitches and recreation areas. The plans detail the following facilities for the second phase:
- 18 apartments (including six affordable homes)
- a café and restaurant
- sports hall with badminton courts and changing rooms
- all-weather sports pitch
- camping site with capacity for 30 touring caravans and 30 pitches, with parking
- links to the Greenway scenic cycle and walking path, leading to Stratford-upon-Avon itself
Richard Hickman, planning manager at St. Modwen, says: "The central area will be the core of the flourishing new, mixed-use development at Long Marston, offering a range of facilities for new and existing residents and holidaymakers. It will also create an attractive focal point and a stopping-off place for those using the new extended Greenway."
The detailed plans also stress how much attention is being paid to the design of the new buildings, which take their inspiration from the region's farm and village buildings and use a multitude of traditional materials including bricks, cladding, render and roof tiles.
The finished scheme will provide a brand new community with its own shopping, community and employment opportunities and convenient links to Stratford-upon-Avon.
