This week we unearth some of the best property deals secured over the past few days at property auctions in Wales, Bristol and London.
Wales
Paul Fosh Auctions was aiming to generate in excess of £20,000 from the sale of the title of Lord of Wales last week, but it remains up for grabs after it failed to reach its reserve price at an auction held at The Park Inn Hotel in Llanedeyrn, Cardiff, on Thursday 31 July.
Despite an array of bids, nobody went further than £15,000 on the night, and so the ceremonial title, which allows the owner to style themselves as Lord and Lady of Wales, remains unsold.
"We're a little disappointed that it didn't get to the reserve price," auctioneer Paul Fosh told the press. "We had fairly high hopes for this."
Aside from the title Lord of Wales, the auction also featured 54 properties for sale, with 38 lots being snapped up - 70% sales success - collectively raising close to £2.5m.
Highlights included:
Lot 4: An attractive four-bedroom semi-detached house located in the sought-after area of Porthkerry in Barry, CF62, which benefits from views over the Knap Beach, was sold for £260,000.
Lot 5: A mid-terrace three-bedroom house on Park Street, Tonypandy, CF40, which is let on an assured shorthold tenancy agreement at £325 per calendar month, was acquired by a buy-to-let investor for £35,500, yielding him or her a healthy gross rental return of 11%.
Bristol
Over £6m worth of properties were sold by Hollis Morgan at All Saints Church on Pembroke Road in Clifton on 30 July.
This, the company's fourth Bristol and the West Country property action of the year, offered a wide section of opportunities with property prices ranging from £10,000 up to £1.25m - a total of 27 lots were sold.
Highlights included:
Lot 8: The best yielding buy-to-let investment was secured on Charlotte Street in Clifton, Bristol, BS1. The one-bedroom purpose-built flat, which is let an annual rent of £8.880, was sold for £175,000, generating a rental return of just over 5%.
Lot 42: A unique cottage in Stone-Edge, Tickenham, Clevedon, BS21, which is full of charm and character with many original features including beam ceilings and inglenook fireplaces, was sold for £340,000 - great value for money in our opinion.
London
MS Auctions' latest sale in London, at the Radisson Blu Portman Hotel in Portman Square, where 17 of the 39 lots offered were sold - 44% sales success - raised just over £1.9m.
Senior auctioneer Edward Swindells said: "We at MS Auctions are different to many UK based auction houses in that we focus on quality sales over quantity. My aim as senior auctioneer is to achieve the highest possible price for the property on the day and our latest auction results reflect this."
Highlights included:
Lot 1: A one-bedroom apartment on the second floor of a converted house in Craven Park, Willesden, NW10, was sold for what seems like a rather reasonable sum of £160,000, given that similar homes in the area tend to sell for more. What's more, the property is currently receiving £10,140 per year in rental income producing an annual rental return of 6.34%.
Lot 27: The best seller of the day was a development site in Bingham, Nottinghamshire, which sold for £281,000 following a guide price of £80,000.
"This represents an increase of just over three and a half times the guide price, which is a great result," said Swindells. "The auction highlighted how successful London auctions can be for the sale of regional properties."
