A wide range of properties will go under the hammer in the coming days. Here are some potentially good residential lots to look out for at property auctions in London, Sheffield and Cardiff.
London
Savills' latest Residential catalogue for their next London and national auction on Tuesday 22 July at the London Marriott Hotel in Grosvenor Square from 9.00am till 6.00pm contains 152 lots which will appeal to a variety of different purchasers.
The lots on offer come from a wide cross-section of the market, including Local Authorities, Housing Associations, Public Bodies, Utilities, LPA Receivers, Public and Private Property Companies, Executors, Trustees and Mortgagees.
Highlights include:
Lot 104: The property market across much of East London has been booming since the 2012 Olympic Games were held in Stratford, and so it may be worth investing in this one-bedroom ground floor flat in up-and-coming Canning Town, E16. Guided at £125,000, the property is currently generating £9,000 per year in rental income.
Lot 112: There are not many properties available in Zone 2 North West London for under £150,000, but an unmodernised one-bedroom first floor flat in Carlton Vale, Kilburn, NW6, seems to offer potentially good value at a guide price of £140,000.
Sheffield
Following auctions in London and Manchester this week, the Countrywide Property Auctions roadshow arrives at Double Tree by Hilton in Sheffield on Thursday 17 July, where 19 lots will go under the hammer.
The sale, which kicks-off at 1.00pm, is expected to raise more than the last Countrywide auction in Sheffield held in May which raised £535,000 on the back of five lots sold - 63% success rate.
Highlights include:
Lot 1: A two- double bedroom semi-detached house in Manor Park, located to the eastern side of Sheffield with excellent road and Supertram links to the city centre, is available with vacant possession. The property may require refurbishment, but you are unlikely to find many houses available in this local area with a guide price of just £20,000.
Lot 7: This mixed-use investment is sure to appeal to buy-to-let investors. Located on Cargo Fleet Lane, a prominent road in the Brambles Farm area of Middlesbough, TS3, the property comprises of a shop unit currently utilised as a fish and chip shop, with two let flats situated above - one- and two-bedroom units. Guide price £170,000.
Cardiff
With housing market conditions in Wales now far more stable than they were a few years back and with average prices up year-on-year, now appears to be a relatively good time to buy property in Wales.
With that in mind, Darlow's property auction this week - being held on Wednesday 16 July at The Village Hotel & Leisure Club in Cardiff - is likely to attract a wide range of prospective buyers, from first-time buyers to investors, all looking to bag a bargain. In fact, we would not be surprised to see the sale end up being standing room only by the time the auctioneer begins proceedings.
Highlights include:
Lot 2: Located on Pentwyn Avenue, Moutain Ash, Mid Glamoragan, CF45, is a ready-made pre-let buy-to-let investment. The end of terrace three-bedroom house which is generating £4,080 per annum in rental income is available at a guide price of £32,000.
Lot 11: A three-bedroom detached house available at a guide price of £58,000 looks like offering potentially good value for money. Similar local properties to this spacious three-bedroom house are selling for £80,000-plus.
